When financing a home the lender requires the borrower to sign either a mortgage or deed of trust.
It’s important to note many states allow both.
The main difference between a mortgage and a deed of trust is a deed of trust allows for non-judicial foreclosure.
Non-judicial foreclosure is generally preferred by private money lenders because the process to foreclose is much more efficient than a judicial foreclosure.
