We are a small family owned Denver based business driven to help other investors (we are not currently actively investing, to avoid any potential conflict of interest). 

We started a buy and rehab business over a decade ago, and understand the needs of our local borrowers.

We charge zero "junk fees".

We are one of the few Colorado lenders who will consider 2nd position loans (3 points/10%), we will lend up to 100% of purchase (with additional collateral) and 100% of rehab.

Our application takes less than 10 minutes, but we always recommend a phone call prior, and you will be speaking directly with a decision maker.

In house underwriting-appraisal or BPO rarely needed, and typically refunded to borrower at closing. 

We make our own loan decisions and typically make loan commitments in under 24 hours from receipt of requested information.
